Aldar Properties has sold out the first phase of Al Ghadeer Gardens on launch day, generating more than AED 1 billion (about US$272 million) in sales for the townhouse and villa development located between Abu Dhabi and Dubai (per Arabian Business, Zawya and TradeArabia).

The first phase comprises 437 townhouses and villas positioned along one of the UAE's fastest-growing residential corridors linking the two emirates (per Arabian Business and PropertyNews.ae). Aldar describes Al Ghadeer Gardens as a walkable, nature-led masterplan, with more than 30,000 square metres of landscaped open space planned across the wider community alongside recreational, wellness-focused and community amenities (per the Zawya press release).
Buyer mix
According to the developer's breakdown of buyer data, 83 per cent of buyers were first-time Aldar customers, which the company says highlights the development's ability to attract new entrants to its portfolio and reinforces broader confidence in the brand (per the official press release and PropertyNews.ae). Sixty-four per cent of sales went to expatriate residents and overseas customers, with buyers from the UAE, India, China and Jordan among the top nationalities by sales volume (per TradeArabia).
Why the corridor matters
Al Ghadeer Gardens sits within the Al Ghadeer community on the Abu Dhabi-Dubai border, an area that has seen accelerating demand as commuters and end-users look for family housing within reach of both emirates' major employment hubs (per IndexBox and Arabian Business). The development offers access to Expo City Dubai, Dubai Parks and Resorts, Al Maktoum International Airport, Zayed International Airport, Yas Island and central Abu Dhabi.
Second phase already lined up
Following the strong response, Aldar has confirmed plans to launch a second phase of Al Ghadeer Gardens, which will be released for sale soon (per Zawya and PropertyNews.ae). The next phase will expand the community's landscaped open space and add to its amenity programme, the developer said.
Reading the result
A same-day sell-out at this size - 437 units, more than Dh1 billion - is consistent with the pattern Aldar has shown across recent off-plan launches, where demand has tended to outstrip supply within hours rather than months (per Arabian Business). The high share of first-time Aldar buyers also signals that the corridor is pulling in customers from outside the developer's existing Abu Dhabi-focused base, with end-user demand from expatriate residents continuing to drive the mid-market townhouse segment in the UAE.
