Aldar is building Yas Point, a new waterfront district on Yas Island.
The project carries an AED 6 billion (about $1.63 billion) investment and will spread across roughly 600,000 square metres. Aldar plans about 1,600 residences, luxury branded homes, a five‑star resort hotel, an international school, restaurants, retail and recreational spaces. The development is projected to host around 5,000 residents once complete.
At the heart of the master plan is a 700‑metre beachfront promenade that will introduce the first beach on the island’s northern side. Three signature parks, landscaped gardens and a park‑to‑sea corridor will link the community directly to the water, while walking and cycling routes encourage foot traffic over car use.

A $6 billion waterfront district takes shape
The first residential community, The Canopies, launched in July as part of Yas Point. It comprises 592 apartments spread over six mid‑rise buildings, offering landscaped grounds, resort‑style pools, gyms, co‑working spaces and a private residents’ club.
Units range from studios to three‑bedroom homes, with handover slated for 2030. Aldar reported AED 1.5 billion in sales during The Canopies launch, signalling strong buyer interest in a quieter, sea‑side lifestyle on Yas Island.

Beyond The Canopies, Yas Point’s broader plan includes luxury branded residences and a five‑star resort hotel that will serve both residents and visitors. The district’s design prioritises pedestrian movement, with quiet beach sections offering a calm counterpoint to the island’s more animated attractions.
Connected green spaces and the park‑to‑sea corridor aim to blend indoor and outdoor living, reinforcing the development’s focus on health, recreation and community interaction.
Connecting the community to Yas Island’s attractions
Yas Point will sit minutes from SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Ferrari World, Yas Mall and Yas Marina Circuit. Future additions such as Disney Abu Dhabi and Sphere Abu Dhabi are expected to further expand the island’s international appeal.
The proximity to these world‑class venues, combined with the district’s own amenities, positions Yas Point as a new residential hub that balances excitement with tranquility on Abu Dhabi’s iconic Yas Island.
